dedicated padel facility in Detroit metro today

The Great Lakes region is home to 15 million people and fewer than a dozen padel courts. Most racquet sport players in Michigan and Ontario have never stepped on a padel court. The demand signal is clear in our app data: search volume for padel in Metro Detroit has grown 4x since 2023, but supply has barely moved. This is the definition of a build-ready market.

Why us

We see demand before anyone else.

Feera is the padel social app. Every booking, every match, every player heatmap flows through our platform. When we tell you a 6-court club at the corner of Big Beaver and Coolidge in Troy can hit 60% peak utilization in 18 months, we are not modeling assumptions. We are reading data.

No other padel consultant in North America can say that.

FAQ

Common questions.

How is Feera Courts different from other padel consultants?

We are the only padel consultancy backed by a consumer app with live demand data. Our feasibility studies are grounded in actual player behavior, not survey estimates. We also co-invest in projects we underwrite, which means our incentives are aligned with yours.

Will you sign an NDA?

Yes. We sign mutual NDAs before any substantive project discussion. We understand that site locations, financial projections, and partnership details are commercially sensitive.

How does the Feera app data inform feasibility studies?

The Feera app tracks player registrations, booking patterns, match frequency, and geographic density across every market we operate in. We use this data to model utilization rates, peak hours, and membership conversion for specific locations. It replaces the guesswork that other consultants rely on.

What is your stance on pickleball and hybrid facilities?

We are padel-first. Hybrid padel/pickleball facilities introduce structural compromises (different court dimensions, different surfaces, different player demographics). If you want to add pickleball courts alongside padel courts, we can advise on layout, but we do not recommend convertible or dual-use courts.

How long does the entire process take?

Typical outdoor project: 14-17 weeks from consultation to opening. Indoor conversions add 2-4 weeks. New steel buildings add 4-8 weeks. Canadian projects may have longer permit timelines depending on municipality.

What permits do I need?

Building permit (commercial), zoning verification (recreation use), structural engineering stamp, and inspections. In Ontario, AODA compliance is mandatory. In Michigan, BSEED handles permits (4-9 month timeline). We handle the roadmap for you.

Can I phase the build?

Yes. Many clubs start with 2-4 courts and expand later. Shared-wall designs allow adding adjacent courts without demolishing existing ones. Foundation can be poured for future courts from day one at minimal extra cost.

Do you handle ongoing maintenance?

Our Owner's Representative tier includes operational setup and maintenance planning. Turf lasts 4-7 years, glass is indefinite (replace individual panels if cracked), and LED lighting lasts 5-10 years. Annual maintenance budget: $2,000-$6,000 per court.

Why is Windsor cheaper for EU courts?

CETA (Canada-EU free trade agreement) eliminates import duties on EU-origin padel courts. The US has no equivalent agreement, adding 10% baseline + 25% steel tariff. For a 4-court EU order, this saves $20,000-$40,000.

What about the booking system?

Every Feera Courts project includes the Feera booking platform at no additional cost. Players book courts, join open matches, and manage memberships through the same app used across all Feera clubs.

Do you compete with Zmash in Detroit?

Zmash is a club operator. We are a consultancy and development firm. We help you build your own club. That said, we track the competitive landscape and factor existing facilities into our feasibility studies.

What is the minimum viable investment?

2 outdoor courts with basic amenities in a favorable location: approximately $150,000-$250,000 USD (Detroit) or $200,000-$350,000 CAD (Windsor). Indoor minimum is roughly double.
